Skyplane’s second project with the Figueroa development team proposes five new rowhomes across seven existing lots. The project required a variance for subdivision and parking access, as well as collaboration with Nochumson P.C. to present the project’s goals to the local Registered Community Organization and independently to the Zoning Board of Adjustment.

With the variance approved, the project moves into Design Development around a central question:

How can five contemporary rowhomes express individual identities while maintaining continuity as a group?

The buildings are conceived as siblings: related by a common architectural DNA, but differentiated through proportion, material, and carefully controlled variations in their façades.

The project’s plan is organized around the layering of programmatic space, ascending from parking and entry at the ground level to roof decks and a solar canopy above.

Because of the narrowness of the site, one-way street circulation, and limited on-street parking, integrated parking garages allow the homes to accommodate vehicles without further reducing the neighborhood’s limited street parking.

The project is currently in Design Development, with the architectural language and individual identities of the five homes continuing to develop toward permit submission.
