Skyplane’s second project with the Figueroa’s, a husband-and-wife development team, proposes 5 rowhomes to be built on an existing 7 lots. The project required a variance for subdivision and parking access and collaboration with Nochumson. P.C. to present the project’s goals with Skyplane to the local Registered Community Organization (RCO) and independently to the Zoning Board of Adjustments (ZBA). With the variance approved, the project moves into Design Development to ask “how to create a series of 5 contemporary rowhomes that vary as individuals while they maintain continuity as a group” - seeing these as siblings who’s DNA shows both similarities and variety - expressing a measured variety of personal characteristics across fundamental and functional facade elements is where we’re heading.
The project’s plan is organized around the layering of programmatic space, aspiring upwards from a parking garage and entry on the ground level to a roof deck and solar canopy on the roof level. Due to the narrowness, one-way flow, and lack of parking on the street, the choice to include parking garages compliments the use of the street and building - rather than conflicting with and reducing street parking spaces.
We are working toward this end with a few iterations yet to come. Check back in for updates this spring/summer as the project unfolds to a final design and permit submission.
